HOA Rules & Regulations
A brief summary of each topic can be found here. For more detailed information on these and other areas of interest, please refer to our complete Rules & Regulations.
Nightly Rental Rules & Regulations.
Quiet Hours.
Parking restrictions.
There are very limited situations allowing vehicles, including trailers and construction equipment, to be temporarily parked on the shoulder of subdivision roads. See Section 3.1 of Rules and Regulations.
Snow Removal. Grand County plows our roads. The plows are unable do their job if cars are parked in the road and you will be fined (and earn the wrath of your neighbors) if your car prevents plowing. Many residents contract with local providers for driveway cleaning.
Exterior Lighting. Please respect your neighbors by turning off outside lighting whenever possible. We like it here because it’s dark at night, not in spite of it!
Dues Information.
Garbage pick-up and Recycling. Homeowners contract with local vendors for trash removal. Free recycling is available at The Drop in Fraser and Country Ace Hardware in Granby. For more information about trash rules, see Section 3.3 of our Rules and Regulations.

Electricity, Natural Gas, TV & Internet. Electricity is provided by Mountain Parks Electric. XCEL provides natural gas. SatelliteTV is available from your favorite provider. Several providers, including satellite TV companies and CenturyLink (which also provides land-line phone service) offer internet service.
Social Life. Our subdivision is exceptionally friendly and social. We typically have a happy hour at a local restaurant each month when we meet for appetizers, drinks and socializing. It’s a great opportunity to get to know your neighbors and turn them into friends! Click here to email Donna Ferber for information on the next event.
Email our HOA president, Joe Gregg, with questions or for a list of our owners.
